Butte is the reason this business exists in this form. Nowhere else in Montana has this much housing from this narrow window - the 1890s through the early 1920s - still standing and still heated. When those houses were built, a chimney was not an accessory, it was the ventilation system: a flue for the furnace, another for the kitchen range, sometimes a third for a bedroom stove that has been sealed off since before anyone currently living there was born.

That inheritance creates a very particular set of problems. Multi-flue stacks where only one flue is in use and the others are quietly collecting water. Terra cotta liners that were state of the art in 1910 and have been through a hundred and ten freeze-thaw cycles since. Thimbles opened, closed and reopened as the house moved from coal to oil to gas. And a lot of chimneys that are structurally sound but venting an appliance they were never sized for.

What Uptown Masonry Does That Newer Chimneys Don't

Elevation and exposure do most of the damage here. Butte sits at about 5,500 feet on a north-facing slope, which means the uphill side of a chimney and the downhill side live in different climates. The uphill face takes wind and stays frozen; the downhill face gets afternoon sun and thaws. Water that got into the crown or a failed mortar joint expands, contracts, and works the joint a little wider every cycle. Over a century that is not a slow process, it is a relentless one.

Crowns are where we find it first. A proper crown overhangs the brickwork with a drip edge so runoff clears the masonry. Most crowns on Uptown chimneys are a flat parge of mortar poured level with the brick, which was normal practice at the time and channels water straight into the stack. When we photograph a crown for you, that overhang - or the absence of it - is usually the first thing worth looking at.

The other Butte-specific item is the gas conversion. A great many of these houses now run a mid-efficiency gas furnace into a flue built for coal. The flue is oversized for the appliance, so exhaust cools before it reaches the top, water vapour condenses on the way, and the condensate is mildly acidic. It attacks mortar from the inside where nobody can see it, and the first visible symptom is often spalling brick on the exterior or white staining at the base. If your house was converted at some point and the chimney was not lined at the same time, that is worth a camera before it is worth anything else.

Do you work Uptown where parking and roof access are difficult?

Yes, that is most of what we do. Steep pitches and narrow access are priced into the quote before we start rather than discovered on the day. Where a roof genuinely isn't safe, we work from below and tell you what that does and doesn't let us see.

My chimney has three flues and I only use one. Does the rest matter?

It does. Unused flues collect moisture, and if a cap is missing they collect birds, snow and debris as well. An abandoned flue sharing a stack with a live one can also let exhaust cross-communicate if the dividing wythe has failed, which is the failure nobody expects.

Is my house too old for this to be worth doing?

Age is the argument for doing it, not against. The oldest chimneys in Butte are also the ones most likely to have something worth catching, and the inspection is what tells you whether the sensible move is a sweep, a reline, or leaving it decommissioned.
